Who I am
I’m Nicholas Lockhart, MRD. I started investing on a modest income, with four children at private school. The same bank told me no three times, and each time I found a way through. I’ve since taught and helped tens of thousands of people, and helped hundreds of them invest in residential property, responsibly. Today all four of my children run their own businesses and have families of their own. In property since 1997, as a property research analyst with a national company. Own business since May 2002.
Three ways in
- Learn for free: the library, audio, films and lessons by email.
- Run your own numbers: the Cash Flow Analysis and guides.
- One-on-one with me: as little as a second opinion, or the whole journey. We work out your strategy and what to buy and why. I check the numbers on any property or site you’re looking at, and I introduce people I trust. Then our concierge keeps your team in step from contract to keys. You make every offer and sign every contract yourself.
Where I stop
At the keys, where I hand you to a property manager we trust. And if you ring me years later, the mobile number I had back then still rings me today. Where I’m not the expert, I introduce you to someone who is: builders, solicitors, and lenders through The Home Buyers Club, run by my son James. I’m the hub; they are the spokes.
The concierge
Like ringing the hotel concierge instead of booking an Airbnb and doing it all yourself. We keep your own team in step: your broker, solicitor, builder, quantity surveyor, building inspector and property manager. She tells you when each thing is done.
Mostly free
Most of this site is free: the library, the films and the lessons by email. If you’d like me personally involved, for something simple or something bigger, the first call is always free. I listen to what you want done, then I put a fair and reasonable price to you in a proposal. There’s no obligation, and I think you’ll be pleasantly surprised at how affordable I am.

What process do you follow, and where does it end?
It starts with a conversation about what you want. Then we work through your strategy, the property you are looking at and the numbers, and our concierge takes you from contract to keys. It ends at the keys, with a property manager we trust. You make every offer and sign every contract yourself.
At what point would I branch off on my own?
Whenever you choose. Some people start with the free lessons or one report and carry on from there. Others want me with them to the keys.
