Position and Pathways

Spent years building, and still not sure it will pay you enough?

You have spent years building. Position and Pathways shows whether what you hold is giving all it could, with your own numbers and every pathway open to you set side by side.

Retired, or within 10 years of it

An example. The people are invented. Narrated by an AI version of Nicholas Lockhart’s voice. 1:24

Read the words

This is Helen and Peter. They’re fifty-eight, and they’ve built well: their home, two rentals and their super. Retirement is about nine years away, and their plan seems to be working.

One evening an email arrives with a question. Is what you hold giving all it could?

Through this door, they leave it. The plan’s working, so why rock the boat? Months slip into years. At sixty-seven they stop work, and the income isn’t what they pictured. A rental has to go, sold at a time they didn’t choose, and later they find out what that timing cost them.

Now the other door.

Through this one, they sit down with Nicholas. With their own numbers, they see their position whole. Then the pathways, side by side: hold and rent, sell one down, downsize. They see what each one would change for their income, their tax and what’s left for the people they love. Then they make the decision themselves.

At sixty-seven, they stop work knowing what their income comes from, and why.

Even a plan that’s working deserves a second look.

The first conversation with Nicholas costs nothing.

What’s in it for you

  • See your whole position todayYour properties, loans, repayments, super and tax, set out in one place.
  • Your position carried forwardWhat you hold, kept as it is, to retirement and the years beyond: the yardstick every other pathway is measured against.
  • Each pathway side by sideHolding, selling some down, rearranging what you own, paying down a loan or adding something new. You see what each would change for your income, your tax and what you owe, in today’s dollars.
  • Every assumption in viewNothing is hidden in a formula. You and your accountant can check every figure.
  • A mentor beside youNicholas walks you through it and answers your questions. The decision is always yours.

How it works

  1. A free first call. Tell Nicholas where you are starting and where you want to get to.
  2. A quote. Once he knows your position, he quotes in writing. There is no obligation.
  3. Your intake form. One for a couple or one for a single person, sent through a private folder only you and MRD can see.
  4. Nicholas models it. Your position as it is, carried forward, and each pathway beside it, in today’s dollars.
  5. You talk it through together. You read the report, raise your questions, and choose your own next step.

Who it suits

People within about ten years of retirement, and people already retired, who hold property, super or both and want to see their position whole. Still building, or about to start? Building Pathways is the one built for you.

What Nicholas does, and does not do

Investing in property is running a business. Nicholas coaches that business: the knowledge, the mindset and the order of the steps, in real estate since 1997. He does not do your books, your tax return, your lending or your legal work. He helps you make sense of each of those worlds, so your accountant, broker and solicitor can do their parts well.

In a client’s words

Before I spoke with Nick, I had a mixed property portfolio. I was retiring on it soon, and had run many different versions of the numbers to make sure I could support my lifestyle.

After Nick completed the report for me, I could see correctly calculated financials. I had the confidence to know where my finances were, and that I’m not going to run out of money in a couple of years and go back looking for a job.

I was surprised by the amount of detail Nick put into the report.

Now that I have the report, I feel confident that I’m making educated steps in regards to my financial future. There is no wondering; my decisions are very much numbers based.

I recommend this report to anyone who has an investment property. You might be surprised by what you can achieve. And if you’re not financial enough to retire yet, you can use this report to set yourself a solid plan to work towards, with a clear outcome at the end.
