Asset rich, but not the income you need?
Retirement is a function of income. Already living from what you’ve built, or ten years out? A second look doesn’t rock the boat. It shows whether what you hold is giving all it could. We model your position from your own documents and goals and set the pathways side by side. The decision stays yours.
An example. The people are invented. Narrated by an AI version of Nicholas Lockhart’s voice. 1:24
Read the words
This is Helen and Peter. They’re fifty-eight, and they’ve built well: their home, two rentals and their super. Retirement is about nine years away, and their plan seems to be working.
One evening an email arrives with a question. Is what you hold giving all it could?
Through this door, they leave it. The plan’s working, so why rock the boat? Months slip into years. At sixty-seven they stop work, and the income isn’t what they pictured. A rental has to go, sold at a time they didn’t choose, and later they find out what that timing cost them.
Now the other door.
Through this one, they sit down with Nicholas. With their own numbers, they see their position whole. Then the pathways, side by side: hold and rent, sell one down, downsize. They see what each one would change for their income, their tax and what’s left for the people they love. Then they make the decision themselves.
At sixty-seven, they stop work knowing what their income comes from, and why.
Even a plan that’s working deserves a second look.
The first conversation with Nicholas costs nothing.
How we help in retirement
From where you stand to a decision that is yours.
Watch a 1:24 example first: Sliding Doors
See where you stand
We model your position from your own documents and goals.
Know your pathways
Each shows what changes for your income, your tax and your super.
Compare side by side
At retirement, five years on and ten years on, in today’s dollars.
Decide
The decision is yours. We educate; we don’t advise.
Act with your team
Your accountant, solicitor and broker do their parts; we keep everyone in step.
Look again
Even a plan that’s working deserves a second look. The goalposts have moved for 30 years, and they are still moving.
Ways to draw an income
Not every holding pays you the same way.
Holding and renting
Keep what you hold, and live from the rent.
Selling some down
Sell one, clear debt, and see what the rest pays.
Downsizing
A smaller home, and what the money freed up can do.
Property in super
Buying property with super, and what changed on 10 August 2026.
An income floor
The income you can rely on, whatever the market does.
What changed on 10 August 2026
Have $300,000 or $400,000 in super and want it in bricks and mortar? Since 10 August 2026, a self-managed super fund can’t take out a new loan to buy residential property. Owning a property, or a share of one, with money already in super may still be possible. It’s worth modelling before you rule it out.

Ways to work with Nicholas
One hour on Zoom with Nicholas, built around the questions you send ahead, with a short written summary after.
What you get
- One hour on Zoom with Nicholas.
- Your questions sent ahead, so the hour goes where you need it.
- Five business days’ notice, so Nicholas can prepare.
- A short written summary after the lesson.
A second opinion on a property you have found. A good buy can still be the wrong buy for you. Before a very large decision, you see how it sits against your own numbers.
What you get
- A short intake form: the property, your loans, your income, and the assumptions you want tested.
- A cash flow analysis of the property, built from your own inputs.
- Where you want it, the property’s effect on your wider position, not only its own cash flow.
- A video call with Nicholas to walk through it and test the what-ifs you set: a higher or lower growth rate, a rate rise, a vacancy.
You have spent years building. This shows whether what you hold is giving all it could, and sets the pathways open to you side by side.
What you get
- Your whole position as it is today: properties, loans, repayments, super and tax.
- That position carried forward, unchanged, to retirement and the years beyond.
- The pathways open to you, modelled beside it: holding, selling down, rearranging.
- Every assumption shown, so you and your accountant can check the figures.
- A written report, with one round of changes included.
Built around your needs and agreed after your free first call. It includes the full concierge service from contract to keys: your solicitor, broker, builder and inspections kept in step, so you never chase anyone.
