What does a property investment mentor do? People ask me that before they ask anything else, and fairly so. I don’t sell a course. I mentor people one at a time, and no two plans I build look the same.

How it starts

It starts with a conversation, and that conversation costs nothing. I want to know where you are, what you hold, what you earn and where you want to be. I also want to know whether I can add value. If I can’t, I’ll tell you, and you’ve lost nothing but an hour.

If I can, I go away and put a proposal together: what we would work on, how long it might take, and what it costs. The quote is in writing, before any work starts. Take it away and think it over; nothing is asked of you up front.

What a property investment mentor gives you

  • Education first. How lenders think, what a property costs each week, why the land does the growing, and how the 2026 tax changes touch you. You learn it with your own numbers.
  • Modelling before you commit. Every property you look at is run against your income, your tax and your timeline before you sign anything.
  • A second reading of the contract. I read contracts with people before they sign, and I have read hundreds.
  • A concierge once you act. Our in-house concierge keeps your broker, lender, solicitor and builder in step, from contract to keys.
  • Someone to ring. When a lender says no, a rate rises or the market falls, you talk to someone who has been through it and kept going.

If you haven’t started yet

The first step is the hardest, and the costliest mistakes happen there. We begin with what is possible, then what it costs you each week, then whose name it goes in. Get that order right and the rest follows more easily.

If you are already on your way

Plenty of the people I meet already own a property or two. Looking back, most wish they had moved sooner. Life got in the way, and months slipped into years. It isn’t too late, but the next steps deserve more care than the first ones got.

What changes with someone beside you

Finance, tax, contracts, builders, tenants and timing can each put investing off another year. I take them one at a time with people, so each becomes a step rather than a reason to wait.

Who this does not suit

Someone after a tip, a hot suburb or a package to sign this week. I don’t hand out tips or push a property. I teach, I model, and the decisions stay yours.

The first conversation costs nothing, whichever stage you are at.
